Education in Turkey

The Turkish education is of a high standard since the system was restructured in 1997 to accommodate the vibrant and dynamic country. At present there is no charge for children that attend a state school. As in the UK education for children is compulsory. The secondary education system is for three years and is applied for after completing secondary school. In order for students to go to university they are required to pass an examination set by the universities. Approximately 1.5 million students apply to the Turkish universities each year and only around 250,000 pass the examinations that are very demanding.

With more people choosing to live in Turkey the government has opened up numerous international schools where English is spoken. There are also schools that cater for children with various special needs and requirements.

Two of the Seven Wonders of the World are located in Turkey; the Temple of Artemis in Efes and Mausoleum at Halicarnassus in Bodrum.

Modern Turkey has excellent marinas, extremely high quality hotels and restaurants, bustling food and clothes markets, top quality nightclubs, a fantastic climate with over 300 days of sunshine, and all the sport and leisure activities one can imagine.

Turkey has many beautiful beaches. It borders 3 major seas; the Black Sea to the north, the Aegean in the west and the Mediterranean in the south and has a coastline stretching for over 8,000 kilometres.

The coastline and mountainous regions must be explored. Great for treks, the views and scenery are incredible and there is much wildlife to be seen.

Belek is an area offering superb golf courses and is in close proximity to the ski resort Saklikent and the Mediterranean coastline. It is one of the few places in the world were you can wake-up to a swim in the warm turquoise sea, play a round of golf in the morning and then spend the afternoon skiing in the mountain ranges. Saklikent ski resort is open from December to mid April and has a snow depth between 0.5 -1 m.

The Right to Buy

Anyone who is a UK or Irish citizen is free to purchase property in Turkey, provided that it does not involve buying more than 30 hectares of land, and does not lie in a military restricted zone. There are other conditions also, and it is therefore recommended for a solicitor to carry out all necessary searches.

Tapu

The Tapu is the legal Title Deed in Turkey, and is your proof of ownership. Once a contract has been signed for a property it usually takes approximately 8 weeks for completion. The Tapu lists the name and address of the owner, purchase price, and also photographs. It is necessary to give a copy of a valid passport for inspection by the Turkish authorities. The Tapu can be signed in person in Turkey upon completion or a power of attorney can be arranged with your solicitor.

Taxes

A government tax is applicable when buying a property in Turkey, and is typically 3% of the purchase price (some new buildings may be exempt from this charge). There is an annual government tax also for property owners however this is very small, a fraction of 0.01%. With the agreement between the UK and Turkey any taxes that may apply in relation to income earned from the property through rent or gains made on re-sale are eligible for double taxation relief.

Money

There is full freedom to move your money into Turkey (the currency is Turkish lira). The proceeds of any sale will be in the local currency but can be immediately converted and released back out of Turkey to your desired account.

Cost of Living

Turkey is a relatively cheap country in which to live. Living costs are estimated to be half that of living in the U.K or Ireland. Local produce is widely available and is of a high quality reducing food, wine, clothing and furnishing costs. World wide brands are available, in particular in the areas popular with tourists, however they are charged at a premium and are a more expensive option to local produce.

The warm dry climate for 9months of the year helps to reduce utility costs. There is a lesser need for hot water, heating and electricity for goods such as tumble dryers. The use of air conditioning during the hot summer months can have a large impact on electricity bills and it is advised that air conditioning machines are used as sparingly as possible.

Currency

The currency of Turkey is the New Turkish Lira (TRY).

After years of hyperinflation, the past couple of years have seen the Turkish Lira stabilise. Some bank notes were quite literally not worth the paper they were written on, so the Lira was re-valued in 2005. New bank notes were introduced, with one New Lira worth a million in the old currency.

In many tourist areas the Euro is generally accepted and most property purchases are carried out in Euros.

Banknotes were introduced in 2005 in denominations of 1, 5, 10, 20, 50, and 100 new lira.

Coins were introduced in 2005 in denominations of 1, 5, 10, 25 and 50 new kurus and 1 new lira.
